PLAN COMMISSION MEETING
Town of Cooks Valley
April 11, 2012

Chairman Doug Zwiefelhofer called the plan commission meeting to order at 8:03 pm on Wednesday April 11, 2012 at the Cooks Valley Town Hall [15784 40th Street].  Members of the plan commission present at the April 11, 2012 meeting were:  Doug Zwiefelhofer, Arlene Hintzman, Carol M. Clements, and Thomas Short.  Delegation present:  Shaun McCurdy
Address and action on the town clerk recording for the next six plan commission meetings:  Arlene Hintzman made a motion to approve the town clerk recording for the next six plan commission meetings.  Carol M. Clements seconded the motion.  The motion carried 4-0.
Discussion and possible action on Shaun McCurdy’s request for a driveway variance:  Doug Zwiefelhofer stated the driveway ordinance was adopted in 2005 and the existing driveway was installed in the current location prior to the adoption of the driveway ordinance.  There was discussion about the placement of the driveway and a suggestion was made that Shaun McCurdy may talk with Stanley Saurauer about cutting down the bank in Stanley’s field to yield better vision from the driveway entrance.   Tom Short made a motion to deny the variance at this time.  Arlene Hintzman seconded the motion.  The motion carried 4-0.
Approval of April 7, 2010, January 19, 2010 and August 3, 2011 minutes:  Tom Short made a motion to accept the resolution of April 7, 2010 as the minutes of that meeting.  Carol M. Clements seconded the motion.  The motion carried 4-0.  Arlene Hintzman made a motion to accept the January 19, 2010 minutes.  Tom Short seconded the motion.  The motion carried 4-0.  Tom Short made a motion to accept the August 3, 2011 minutes.  Doug Zwiefelhofer seconded the motion.  The motion carried 4-0.
Discussion of letters from the land conservation office regarding changes in land use designations from agriculture to mining:  The Town of Cooks Valley was not notified of a land use change according to Chapter 20.  The plan commission will not recognize a letter from the county as notification.  The land owner will have to come to the plan commission for a change in the comprehensive land map from agricultural to commercial.  The plan commission recommended that changes be made on classifications at the next town board meeting.
Future Agenda items and business:
If minutes of the April 7, 2012 can not be found, the plan commission will accept the resolution as minutes.

Tom Short made the motion to adjourn at 9:42 pm.  Carol Clements seconded the motion the motion carried 4-0.
